Mississauga Real Estate Market Update — September 2026

See September 2026 Mississauga real estate market data for freehold and condominium properties, including new listings, sales, median sold price, days on market and sold-to-list ratios.

Mississauga's Freehold and condominium markets moved in different directions during September.

Freehold activity increased from August, with more new listings and more completed sales while the citywide median sold price remained essentially unchanged.

The condominium segment recorded fewer new listings and fewer sales, while its median sold price moved lower and the typical sold property took slightly longer to sell.

Looking at Freehold and condominium properties separately provides a more useful picture than combining them into one Mississauga-wide statistic.

Mississauga Freehold market — September 2026

Mississauga recorded 474 new Freehold listings during September, compared with 408 in August.

A total of 263 Freehold homes sold, up from 241 during the previous month.

The median sold price was $1,050,000, compared with $1,048,933 in August. The difference of $1,067 represents approximately 0.1%, leaving the citywide Freehold median essentially unchanged month to month.

The median days on market improved from 22 days to 20 days.

Freehold properties sold for an average of 97% of their final list price, compared with 98% in August.

Taken together, September saw higher Freehold listing and sales activity while the median sold price remained remarkably stable.

The September sold dataset included 179 detached homes and 70 semi-detached homes, with the remainder spread among attached/row/townhouses and several less common Freehold property types.

Mississauga condominium market — September 2026

Mississauga recorded 394 new condominium listings during September, down from 431 in August.

There were 169 condominium sales, compared with 198 during the previous month.

The median condominium sold price was $527,000, down from $561,500 in August. That represents a month-over-month difference of $34,500, or approximately 6.1%.

The median days on market increased from 31 days to 34 days.

Condominiums sold for an average of 98% of their final list price, compared with 97% in August.

These figures show why several market measures should be considered together. September's citywide Condo median sold price and number of completed sales were lower than in August, while the average sold-to-list ratio moved higher.

Of the 169 condominium sales, 106 were condo apartments and 58 were condo townhouses, with the remaining sales consisting of three detached condos and two common-element condominiums.

Freehold and condos behaved differently in September

The September results again demonstrate why Mississauga's Freehold and condominium segments should not be treated as a single market.

Freehold sales activity increased while its median sold price remained essentially unchanged.

The condominium segment experienced fewer completed sales and a lower citywide median sold price, while median selling time increased.

Those differences matter when evaluating an individual property.

A detached home in Meadowvale, a condo apartment in City Centre and a townhouse in Erin Mills can experience very different competitive conditions even during the same month.

Property type, neighbourhood, price range, condition and recent comparable sales remain more relevant to an individual decision than a single citywide statistic.

What does the September market mean for buyers?

For buyers, the September figures provide useful context, but they are not instructions for what to offer on a specific property.

The $1,050,000 Freehold median and $527,000 Condo median represent the midpoint of properties that sold within their respective Mississauga segments during September.

They are not estimates of what every Mississauga home is worth.

The lower condominium median may be particularly noticeable to buyers following that segment, but monthly medians can also change because the mix of properties sold changes from one month to another.

Buyers should evaluate recent comparable sales relevant to the specific neighbourhood, property type, size, condition and price range they are considering.

Likewise, an average sold-to-list ratio of 97% or 98% should not be used as a formula for determining an offer. Asking-price strategies vary from property to property.

What does the September market mean for sellers?

For sellers, the September citywide figures provide benchmarks, not individual property valuations.

The Freehold median remained almost unchanged from August even as activity increased, but that does not mean every Freehold property experienced the same market conditions.

Likewise, the decline in the citywide Condo median does not mean every Mississauga condominium fell approximately 6% in value during the month.

Building, neighbourhood, layout, condition, exposure, parking, upgrades, price range and recent comparable sales can all materially affect an individual property's position in the market.

The 20-day Freehold median DOM and 34-day Condo median DOM describe properties that actually sold during September. They do not guarantee how long another property will take to sell.

Median Sold Price and Median Days on Market use the median, while Average Sold-to-List uses the mean/average percentage relationship between sold price and final list price.

Zero and null values are excluded from statistical calculations where indicated by the source reports. For September, Sold Price, Days on Market and sold-to-list each contained the full sold-property population for both market segments.
