Mississauga Freehold market — August 2026
There were 408 new Freehold listings recorded in Mississauga during August, compared with 395 in July.
A total of 241 Freehold homes sold, down from 259 during the previous month.
The median sold price was $1,048,933, essentially unchanged from July's $1,047,000 median.
The typical sold property recorded a median 22 days on market, identical to July.
Freehold properties sold for an average of 98% of their final list price, compared with 97% in July.
Taken together, the figures point to a Freehold market where pricing and selling time remained relatively stable month to month even though fewer transactions closed in August.
The sold-property mix also matters. Of the 241 Freehold sales recorded during the month, 164 were detached homes, 66 were semi-detached homes and 11 were attached/row/townhouses.
Mississauga condominium market — August 2026
Mississauga recorded 431 new condominium listings during August, up slightly from 417 in July.
There were 198 condominium sales, exactly the same number recorded in July.
The median condominium sold price was $561,500, compared with $579,500 in July—a month-over-month decline of $18,000, or approximately 3.1%.
At the same time, the median days on market improved from 33 days to 31 days.
Condominiums sold for an average of 97% of their final list price, compared with 98% in July.
This combination is a useful reminder that price and selling time do not always move in the same direction. The citywide condominium median was lower in August, yet the typical sold property spent slightly less time on the market.
Of the 198 condominium sales, 109 were condo apartments, 85 were condo townhouses and four were common-element condominiums.
Freehold and condos behaved differently in August
The August figures reinforce why Mississauga Freehold and condominium properties should not be treated as one market.
Freehold median pricing changed very little from July while its number of completed sales declined.
The Condo segment, meanwhile, recorded the same number of monthly sales but a lower median sold price.
Those differences can matter significantly to someone trying to understand their own buying or selling situation.
A detached home in Meadowvale, a condominium apartment in City Centre and a townhouse in Erin Mills may all be part of the broader Mississauga market, but their relevant comparable sales, buyer pools and competitive conditions can be very different.
What does the August market mean for buyers?
For buyers, the August numbers provide useful context—but they should not be treated as an offer formula.
The $1,048,933 Freehold median and $561,500 Condo median describe the midpoint of properties that sold across their respective Mississauga segments. They do not tell you what a particular home is worth.
The condominium median moving lower may be relevant to buyers considering that segment, but decisions should still be based on recent comparable sales for the specific property type, neighbourhood, size, condition and price range.
Similarly, an average sold-to-list ratio of 97% or 98% does not mean every buyer should simply offer 2% or 3% below asking price. Listing strategies differ considerably, and some properties are intentionally priced above or below where comparable sales suggest market value may lie.

For sellers, citywide statistics are best treated as benchmarks rather than valuations.
The Freehold median price remained almost unchanged from July, but that does not mean every Freehold property maintained the same value.
Likewise, the decline in the Condo median does not establish that every Mississauga condominium declined by approximately 3%.
Location, building, property type, layout, condition, improvements, parking, exposure and recent comparable sales can materially affect the market position of an individual property.
The 22-day Freehold median DOM and 31-day Condo median DOM also describe properties that actually sold during August. They are not promises about how long another property will take to sell.
