What are seller net proceeds?
Seller net proceeds generally means your sale price, minus the transaction deductions that apply at closing — brokerage remuneration, your mortgage or other secured-debt payout, discharge and legal costs — plus or minus any closing adjustments. That closing-day figure is different from your broader selling and moving budget, which can also include repairs, staging, cleaning and moving costs that aren't part of the closing-day payout itself. This calculator keeps those two totals separate rather than blending them into one number.
Why your mortgage payout may differ from your balance
The amount required to pay off a mortgage at closing can differ from the balance shown in your online banking or a recent statement — interest accrues daily, and a prepayment penalty may apply depending on your lender and mortgage terms. Confirm your actual payout amount and any applicable penalty directly with your lender before relying on this estimate.
How real estate remuneration is handled here
Real estate remuneration in Ontario is negotiable and agreed between the client and brokerage — no universal percentage or fixed amount is assumed by this calculator. If you already have a total estimate, enter it directly. If you'd like to build the estimate from your own agreement terms, the detailed mode uses the percentage and/or fixed amount you enter for each side and applies the current Ontario HST rate to that remuneration total only — never to the sale price, mortgage payout or any other amount below.

In detailed mode, HST is calculated at the current verified Ontario rate on brokerage remuneration only. Mortgage payout, prepayment penalty, secured debt, discharge fees, legal costs and closing adjustments are all estimates you provide. Income and capital-gains tax are excluded entirely.
