What does cash to close mean?
"Cash to close" generally refers to the money a buyer needs on hand — separate from the mortgage itself — to complete a purchase. This calculator breaks that down into a few distinct pieces: your total intended down payment, any deposit you've already paid toward it (so it isn't counted twice), the remaining down payment still due at closing, applicable land transfer taxes, and the closing costs and broader planning expenses you enter.
